Pre-Listing Inspection

What Is A Pre-Listing Home Inspection?

A pre-listing home inspection consists of a non-invasive physical examination of your home’s systems, structures and components intended to identify material defects that exist at the time of inspection.

The heating and cooling equipment is activated along with operating plumbing fixtures, testing accessible electrical outlets and fixtures, and operating a representative sampling of doors and windows. Visual inspection of the roof, walls and drainage adjacent to the home are included. Because of the wide range of construction practices and the normal wear and tear placed on the components of home, a professional home inspection can help provide a wealth of information to a home seller anxious to convey the condition of their home to prospective buyers.

As home inspections become more frequent and more popular, there is a growing trend towards the use of pre-listing inspections. In addition to buyers requesting home inspections to identify potential problems and to increase peace of mind, some lenders now require home inspections. Realtors and sellers are recognizing the benefits of obtaining a pre-listing home inspection in order to identify and address potential deal-killing problems.

Pre-listing inspections are becoming one of our most requested inspections! Performing an inspection before a home is listed, is one of the smartest investments a home seller can make. Eventually your buyers are going to conduct an inspection. You may as well know what they are going to find by getting there first.

Benefits for Home Sellers

•  It allows you to see your home through the eyes of a critical third-party.

•  It helps you to price your home realistically.

• It permits you to make repairs ahead of time so that …

- Defects won’t become negotiating stumbling blocks later.

- There is no delay in obtaining the Use and Occupancy permit.

- You have the time to get reasonably priced contractors or make the repairs yourself, if qualified.

• It may encourage the buyer to waive the inspection contingency.

• It may alert you of items of immediate personal concern, such as safety items or active insect infestation.

• It may relieve prospect’s concerns and suspicions.

• It reduces your liability by adding professional supporting documentation to your disclosure statement.

• Alerting you to immediate safety issues before agents and visitors tour your home.

Benefits for Home Buyers

• Make an offer with confidence.

• A detailed report will put things into perspective prior to an offer being made.

• Eliminates the need to put an inspection clause in the offer.

Benefits for Realtors

Realtors invest a great deal of time, money, and energy into advertising and showing a home, and a pre-listing inspection can help insure that a home is ready to market. Listing agents and sellers are realizing that a pre-listing inspection is a proactive approach to successfully marketing, showing, and selling a home. No realtor or seller likes to be in the position to react to negative inspection findings in a report obtained by a potential buyer.

A pre-listing inspection enables the agent to hang out a “Pre-Inspected Home” sign. Selling agents find this to be an attraction to prospective buyers. Why should an agent needlessly invest time and money only to have the buyer’s or lender’s inspector discover a major defect that delays, or at worst, voids the deal?

It’s better to pay for your own inspection before putting your home on the market. Having a pre-listing inspection performed by Qualityspec Inc. will make the whole sale process easier. Find out about any hidden problems and get them corrected in advance, on your own terms. Or present the items as is and reflected in the purchase price. Otherwise, you can count on the buyer’s inspector finding them, at the worst possible time, causing delays, and costing you more money.

Our pre-listing inspection is basically the same as the Standard Inspection we do for homebuyers.  Why?  Because this is the same level of scrutiny that your buyer is going to put your house through and, as such, will make you better prepared to put your house on the market.

Like our Standard Inspection, our Pre-Listing Inspection consists of a visual inspection of your home from roof to foundation.  The goal of the inspection is to objectively identify material defects in the systems, structures and components of the home, in adherence to OAHI Standards.
