Why a home inspection?
Buying a home is most likely the single largest investment most individuals will ever make. A home inspection will help you better understand the home before you buy it. Unpleasant surprises are not welcomed by home buyers, so we, the Home Inspector, will provide you with a written report of information of repairs requiring immediate attention.
Who attends?
The home inspector and, optionally, the client or real estate agent if requested. A follow up meeting is also available to the client if required to review the Home Report.
How long does it take?
The time will vary from house to house, as size, age, and condition are factors. You should count on 2 to 3 hours.
What is inspected?
A visual but thorough inspection of the major systems and components, including the foundation, structure, roof, exterior finishes, doors and windows, lot grading, plumbing, heating, cooling, interior finishes, attic and attic insulation, and basement dampness.
Types of tools used:
Most of the inspection is visual, but the inspector may use a ladder, flashlight, circuit tester and a moisture meter. A video camera of the attic area, roof, and crawlspace where applicable. This will aid the client in the viewing of these areas that we cannot take you to. The camera has a large flip out screen, which is used to play back the video to you the client to better understand these areas. Free phone consultations before and after the inspection are also a part of the service.
